Annual rental property inspections allow owners to identify and repair issues before they become overwhelming and costly.
Property managers know what to look for and where to find it.
This four-unit century home in Westboro showed obvious signs of mould on the underside of each of the upper two balconies, as well as the front porch.
In order to confirm the findings and determine any health and safety issues, a sample of the wood was sent for lab testing.
The results concluded that this was a typical household mould.
This variety is common, non-toxic and thrives on rotting wood.
The wooden structure had been left untreated for years. Left unchecked, these balconies would have required early replacement.
In a property with a tenant who has an environmental illness, chemicals were not an option.
After some phone calls with professionals and online research, the Ottawa property managers determined that Borax would be used to kill, clean and remove the mould and its spores.
Mold Badger provided the procedure and safety tools required for the job.
The recipe used for the Borax mixture can be found here.
The Borax mixture was washed over the wooden surfaces using a clean rag. The boards were then scrubbed by hand with a stiff brush to remove any remaining mould and staining.
On the left side of the photo, we can see the wood returning to its natural color.
